So you’ve chose that you need someone to buy my house. There are many more options available than there used to be regarding HOW to sell your house but all of them have positives and negatives.

Another option you have when trying to get someone to buy my house is using the Flat Fee MLS avenue. Flat fee MLS (also called the “flat rate mls” or “fixed fee mls”) refers to posting vital and enticing information about a property for sale into the local database of homes for sale. This database is called the Multiple Listing Service (MLS). This method allows you to list a property on the MLS for a set fee or dollar amount as opposed to a commission based fee on the sales price of the property-as is done when hiring a realtor.

The thought behind this method is to make the real estate industry’s standard MLS available as a marketing tool to house sellers without the necessity of the seller purchasing a package of other services from the realtor.

This service is typically much cheaper than using a traditional realtor. The listing fee for a “flat fee MLS” can range anywhere from $200-$500, depending on the area and the MLS that the property will be posted to. But, in all cases where the property is “listed” on the MLS (even when using a fixed fee service) the seller must still pay the buyer’s real estate agent commission. That commission is usually around 2.5% to 3% of the selling price paid.

The excellent news is that using this method to find someone to buy my house can lead to substantial savings. The terrible news is that a lot of time and energy has to be given by the homeowner. If you don’t have time and energy, this isn’t the best method for you to find a buyer for your house.
