Does Chad prefer men? How does he have a girlfriend being as feminine as he is?!?

People tell me that they are unwilling to pay a REALTOR a 6%-8% commission for doing something that they can do as well as a REALTOR. As a REALTOR I not only respect their point of view but also the commitment of time, energy and money that it takes to sell a house. With that said, let me share some statistics. 80% of people that try to sell their home by owner eventually hire a REALTOR. Homes sold by REALTORS net more to the seller than homes sold by owner. ( YES EVEN AFTER PAYING COMMISSION ). REALTORS prequalify potential buyers so that when someone enters your home they are ready, willing and able to buy. Because REALTORS are in the business of selling houses they know how to prepare, stage, price and advertise houses to get the maximum net in the shortest time.

It depends on the exact wording of the contract.

Most rent-to-owns do *not* qualify as you are still renting and do NOT have the "burdens of ownership."

Q. Can a taxpayer claim the first-time homebuyer credit if the purchase is pursuant to a seller financing arrangement (for example, a contract for deed, installment land sale contract, or long-term land contract), and the seller retains legal title to secure the taxpayer's payment obligations?

A. If the taxpayer obtains the "benefits and burdens" of ownership of a residence in a seller financing arrangement, then the taxpayer can claim the credit even though the seller retains legal title. Factors that indicate that a taxpayer has the benefits and burdens of ownership include: 1. the right of possession, 2. the right to obtain legal title upon full payment of the purchase price, 3. the right to construct improvements, 4. the obligation to pay property taxes, 5. the risk of loss, 6. the responsibility to insure the property and 7. the duty to maintain the property.
I believe all you need to do is put a sign in your yard, "For Sale by Owner."

There our agency's out there to assist- In my area (Idaho) we have Sell Equity and I think it is called For Sale By Owner. I think your best bet would be to Google your area and selling homes by owner. That should give you some key information that will be needed.

The brother would buy a property. It will be harder for him to purchase as he will have to disclose that this will be an investment property and not his personal residence. In many states that also means that he will pay a higher property tax.

You woud pay rent to him. That would allow you to purchase the property at a later date. You need to set the purchase price ahead of time. You also decide if any of the rent gets reduced from the purchase price. This only gives you the option to purchase, not the rights of an owner.

You don't need a realtor to buy any home. You can always try and do it yourself. I would never, because they know what to do in tough situations. If you have a realtor, then you can use them. For Sale By Owner just means that THEY aren't using a realtor, so your realtor will be dealing with them directly instead of another realtor. Your realtor will always receive the standard 3% unless you break their stones. Always use a lawyer and make sure to get an inspection...always!

Yes it is called theft!!!!! Is the merchandise paid off? If you signed an agreement to pay to own, you will be in default. Rent to own companies have the right to retrieve the items rented if payments are not received.

Agent:

MLS listing/Knowledge of the Area/ and potential knows another agent who has a buyer for your home.

If you in trouble with the mortgage payment would you rather sell and make a small payment to the mortgage company or Foreclose screw up your credit and wish you just used a Real Estate Agent to get all done. Real Estate Agents are also Licensed by the state so they can protect you from buyers who are trying to low ball your asking price.

Well one consolation is they will provide repairs, and save wear and tear on your machines till you move out.
